Firestopping plays a vital role in passive fire protection, sealing gaps and service penetrations to maintain compartmentation. But even high-quality firestopping can be compromised over time — and often, the signs aren’t obvious until it’s too late.
1. Visible Gaps Around Services Any visible gaps around pipes, ducts, or cables passing through walls or floors could indicate a failure in the firestopping system.
2. Damaged or Missing Materials Accidental damage, building works, or wear and tear can leave firestopping incomplete or ineffective.
3. Use of Non-Certified Products If repairs have been carried out using generic sealants or fillers, the fire resistance rating may no longer meet regulations.
4. Unsealed New Installations When new services (such as additional cabling) are installed, they must be sealed correctly using tested firestopping products. If not, the compartmentation is compromised.
Why This Matters: Even small breaches can allow fire and smoke to spread rapidly, undermining the safety of the entire building.
If you suspect any issues with your firestopping, book an inspection with a competent, accredited provider like R2R. At R2R, we identify and repair breaches using only certified systems, ensuring your building’s fire protection is fully restored.
Firestopping isn’t a “fit and forget” feature — it needs ongoing care and regular checks. Staying proactive is the best way to keep your building safe, compliant, and protected.
